Greenbrae is not a "planned development" under the definition provided by California Civil Code #1351 (k) and is therefore exempt from disclosures called for in section #1368.

County Service Area 16, a County agency, owns and maintains the landscaping within Greenbrae. There are no "common areas" and no obligatory dues.
